Home Loan
Bad credit home loans and bad credit home equity loans
With recent changes in the economy, it would appear that home loans for people with bad credit are a thing of the past, and while it is true that lending standards have tightened, it is also true that having bad credit does not necessarily mean that you can no longer find a money lender willing to offer a bad credit home loan or home equity loan under the right circumstances.
In order to get the bad credit home loan that you are seeking, it is important for you to understand that while having a bad credit rating is no crime (it can happen to anyone for a variety of reasons, many of which have nothing to do with a lack of discipline and low regard for the money they borrowed) it does mean that the lender is statistically taking a substantially higher risk than if they were lending to someone with an excellent credit rating, well documented income and assets, and a goodly sum of money for a down payment.
Your first task as a home loan seeker with a bad credit history should be to obtain a copy of your credit report. This will give you an idea of what the bad credit lender will see when they review your credit history and try to decide on whether they are going to accept the risk and lend you money for the home loan. You’ll want to make sure that your credit report accurately reflects your situation, and you’ll want to correct any errors that you find. A bad credit home loan is going to require a considerable amount of trust on the part of the lender, so be prepared to answer and explain various aspects of your financial past.
Gather and prepare all of the valuation and other documentation that will help to make your case to the lender. Also understand that because a bad credit home loan carries more risk to the lender, the lender is going to want to be compensated for taking on the extra risk. This extra compensation typically takes the form of higher interest rates, specific terms and possibly extra upfront fees and possibly a higher down payment as well - this is the price of having less than perfect credit and difficult financial circumstances.
Thankfully bad credit home loans do exist (including bad credit home equity loans or a bad credit home mortgage loan), and an entire segment of the loans industry has sprung up to service this segment of the market. Keep in mind that bad credit lenders (be they individuals, credit unions or various other finance companies) are in the business of lending to people with a blemished credit history. They are in effect competing for your business. Keep in mind also that each lender has different criteria for what is and is not possible, and different tolerance for risk. Don’t be discouraged if you are turned down the first or second time - simply learn from the experience and try another bad credit lender.
It’s a good idea to shop around and compare different bad credit home loan options before making a final decision and signing the documents. Do your homework before you commit - you’ll likely uncover several possible bad credit home loan options that you could take advantage of and of course you can choose the lender that offers you the best terms of the bunch.
One word of caution on shopping around - don’t be overly excessive about it (dont submit dozens and dozens of applications) - in the relatively small “bad credit home loans community”, you don’t want to become known as an annoyance and a time waster and ultimately be ignored by those that can actually enable you to find your bad credit home loan.
